How much does AgentFree charge?
We charge a legal/administrative fee equivalent to 1% of the purchase price of your home. We will require a retainer fee of $500.00 (the “Retainer”) before beginning representation. In the event the transaction is closed, the retainer shall be credited towards the 1% fee.
What services do you provide?
Included in the our fee for representing the Client, the Firm agrees to handle the following items:
-Prepare contract and negotiate the purchase of the selected property.
-Once the Client has approved and signed the contract, the Firm shall submit such contract to the listing agent or to Seller. The Firm shall negotiate any counteroffers and amendments throughout the contract period that may arise.
-Provide a timeline of important dates that must be met under the terms of the contract.
-Provide the Client with a list of potential vendors for the transaction including but not limited to showing services/agents, home inspectors, mortgage lenders, home warranty companies, homeowner’s insurance agents, surveyors and closing attorneys.
-Review title exam, survey & settlement statements prior to closing.
What services are not covered/provided?
We will not provide some of the services generally provided by a buyer’s real estate agent. Including but not limited to:
-Meeting client to grant access to view the property (showing services/agents referral will be provided for access to the property).
-Meeting vendors that may need to have access to the property prior to closing (i.e., home inspectors, appraisers, etc.). As stated above, a showing services/agent referral will be provided for access to the property.
-If the Client requires a full service real estate agent, we would be more than happy to recommend a full-service agent.
